We are constantly asked what does A.P.I stand for and what is it.

“Agentes de la Propiedad Inmobiliaria: Estate Agents”

- A.P.I’s are estate agents and valuers belonging to a professional college like architects and lawyers. Larger towns or cities such as Alicante or Valencia each have an A.P.I. college

- A.P.I estate agents are regulated, trained and are government approved. A.P.I’s are able to provide official valuations for the courts.

- A.P.I’s also have a regulatory body for any discrepancies related to property law

- A.P.I’s are compelled to subscribe to the professional liability insurance by the governing body C.O.A.P.I

You can see who is registered with this governing body by contacting them by telephone 965 98 41 25 or by searching the website http://www.apialicante.com/lista_colegiados.php and you will see who is registered in Santa Pola. Our registered API is Philippe Blache and has a registered number 950

If there are any disputes pertaining to a purchase or sale then the governing body will oversee the discrepancies and are they are able to make their own ruling which the API estate agent must obey as a final ruling.

📢 Good news for many property buyers in the Valencian Community

From 1st June 2026, the property transfer tax (ITP) rate will reduce from 10% to 9% for purchases under €1 million, while properties above €1 million will be taxed at 11%.
