OUR SERVICES OF CONVEYANCING
1. Review the contract and apply any necessary changes.
2. Check the correct description of the property in the Land Registry (Registro Propiedad)
3. Investigate any possible debts on the property.
4. Prepare and control the signing of the contracts.
5. Prepare the payments.
6. Prepare the drawing up of the deeds in the offices of the notary.
7. Accompany you to the offices of the notary on the day of the signing.
8. Retain any necessary amounts from the seller.
9. Retain the obligatory 3% from the seller if he is fiscally non-resident in Spain and depositthis amount with the tax authorities.
10. Organise payment of your purchase tax 10%.
11. Oversee the payments to the Notary and the Land Registry.
12. Retain and organise payment of the local plus-valia tax payable by the seller.
13. Inscribe the new owner´s name in the Land Registry.
14. Change all the utilities to the new name ie water, electric, community, gas, rubbish, telephone etc
