Two developments can look identical in the renders and be completely different in the specification document, which is where you actually see what is being sold to you and which almost nobody reads in full.
The first thing to check is whether brands appear by name and model or whether it simply says top-quality finishes, because that phrase means nothing and commits no one. Then look at the insulation and the exterior joinery, which determine your energy bills for the next thirty years, at the energy rating, at the thickness and type of the party walls, which decide whether you will hear your neighbour, and at whether the installation is prepared for aerothermal or air-conditioning systems. And always, without exception, at the clause allowing the developer to substitute materials for others of similar quality, because that is where everything else is decided.
We have set it out in five points.
Take it to your next viewing, whoever the developer is.
