Here is something many international buyers learn too late: in Spain, no NIE means no purchase.

The NIE (Número de Identificación de Extranjero) is the identification number that connects you to Spain's tax and administrative system. You cannot sign the reservation contract, open a Spanish bank account, pay transfer taxes or VAT, sign the completion deed before the notary, or register ownership at the Land Registry without it.

It is not a step you can defer to the end. It is a blocker at multiple points in the process — and the moment it stops you is usually the worst possible moment: after you have found the home.

Here is a distinction that protects your money in Spain: whose lawyer is actually looking after you?

The developer's recommended lawyer works for the developer — that is a conflict of interest. Your agent's in-house service is not a law firm. What you need is an independent, qualified Spanish abogado, paid separately, accountable to you alone.

A licensed abogado carries professional indemnity insurance, answers to a bar association, and is legally accountable. An unlicensed intermediary handling the 'legal work' offers none of that protection.

It typically costs around 1% of the purchase price. On a €300,000 property, that is €3,000. Not spending it is not a saving.

Here is the typical order of a Spanish purchase.

1. Pre-offer due diligence — checks before you pay anything.
2. Reservation contract — a small deposit (1–3%) takes the property off the market.
3. Private purchase contract (arras) — price, completion date and conditions are fixed here.
4. Mortgage deed, if you are financing.
5. Completion deed (escritura) — signed before a notary, ownership transfers.
6. Post-completion — tax is due within 30 days of signing, then title registration and utilities.

Between signing and completion — which can be eighteen to thirty months — the exchange rate will move. It always does. A swing of three or four percent over two years is entirely ordinary. In your favour, it's a windfall. Against you, it's a cost you never budgeted for.

Electricity, water and sometimes gas all carry fixed monthly standing charges — regardless of consumption. A property that sits empty from October to April still accumulates them. You can cancel the contracts, but reconnection takes time and can complicate security systems and smart devices. Most owners keep utilities on low-consumption tariffs by direct debit instead.

Insurance matters too. With a Spanish mortgage it's mandatory; without one it's still essential. An empty property faces real risks — water ingress, storm damage — that escalate when no one is there to catch them early. Check what your community policy already covers so you don't pay twice.
