You’ve found the right property, agreed on the price and are ready to move forward. Before signing or making a significant payment, there are a few things worth checking carefully.

The seller should match the registered owner and have the legal right to sell. A Nota Simple from the Spanish Property Registry provides information about the registered ownership and legal status of the property.

A property may have a mortgage, attachment or other registered charge. These should be identified before the transaction proceeds.

Make sure the legal and registered description of the property is consistent with what you are actually buying. Depending on the property, additional documentation and planning or licensing issues may also need to be reviewed.
