Step 1 — Free fit call (20 minutes, EN/ES): your goals, timeline, budget, mortgage/cash, intended use (residence / rental).

Step 3 — Due diligence:
Nota simple + land-registry review (ownership, charges, easements).
Deed of purchase of the vendor
Debts & taxes: community fees, IBI, utilities, plus vendor identity checks (AML).
