🎊 Last year was one of the best in Tranio’s history, and we are especially proud of our deals in the German market. We closed several mezzanine deals with a total volume of more than €40 million, sold a supermarket in Baden-Württemberg with an annual income of around €140,000 and apartments with a guaranteed yield, and much more.

🏗 2022 has already started out as a pretty great year too. We are currently working on new construction and redevelopment projects and Berlin and looking forward to telling you about them.

2021 was one of the best years in Tranio's history. We sold all the flats in our own redevelopment projects in Athens, closed major deals in Germany and started new development projects.

🔵 In 2022, Germany has lowered salary requirements for the potential Blue Card owners. This means that skilled migrants now can receive Blue Cards with a lower salary offer than before. A minimum annual gross salary now amounts to €56,400, and a reduced minimum of €43,992 applies to in-demand professionals.

💡 FYI: Blue Card is a simplified type of residence permit that EU countries issue to talented foreigners with higher education.

🖍 The Bundesrat is going to fine landlords €100,000 for setting unreasonably high rents. The bill is currently under discussion.

📉 According to the current law, a landlord who sets a rent 20% higher than the regional average must pay a fine of up to a maximum of 50,000 euros.

✂️ Also, the current law is worded in such a way that it is difficult for a tenant to win a court case against an owner. To do so, it must be proven that tenants tried in vain to find a cheaper apartment and that the landlord took advantage of this predicament.

🖌 Under the new law, it would be sufficient if the agreed rent exceeds the local comparative rent by 20 per cent and the supply of cheaper living space is low.

♻️ In February, the German government had planned to tighten the funding rules for energy-efficient construction but ended up closing the programme a week early.

💰 The reason behind this sudden stop is that by the end of January, the Federal Ministry for Economic Affairs and Climate Action had received far more applications for subsidies than it had budgeted for.

🔋 The amount of funding requested reached 20 billion euros which is 13 billion euros more than planned.

💡 From now on, under the new rules, only projects that meet the highest efficiency standard, KfW 40, will receive subsidies.
