Permanent Residency in Cyprus: What Google Won’t Tell You

When it comes to getting Permanent Residency in Cyprus, most online guides cover the basics: minimum property investment, clean criminal record, and proof of income. But there’s more to the story—and if you're serious about making Cyprus your home, you need to know what Google isn't telling you.

1️⃣ Not All Properties Qualify
Sure, you need to invest at least €300,000 in real estate. But here's the catch: not every property is eligible. To qualify under the fast-track scheme, your purchase must be from a developer (not a private resale), and it has to be brand new. Many applicants get tripped up here, thinking any property will do.

2️⃣ “Passive Income” Means Something Specific
The law requires applicants to show they have a stable annual income, but what qualifies as "passive" can be stricter than expected. Rental income from abroad? Yes. Earnings from a business you actively run? Not so much. The source of your income matters—and it has to be documented thoroughly.

3️⃣ Residency Doesn’t Mean Citizenship
Some people assume that once they get permanent residency, citizenship is just a few years away. It's not that simple. PR is a different track from naturalization, and while both let you live in Cyprus, the requirements, timelines, and benefits are completely different.
