Save this post as your essential reference before buying property in Costa Rica!

Most buyers fall in love with Costa Rica properties that have beautiful views.
..but falling in love with a view and understanding what you're actually buying are two very different things.

Whether you're planning to build, invest, settle in for the long term, or protect the land for conservation, the buyers who avoid costly mistakes are the ones who look past the breathtaking views to confirm a purchase is actually sound.

Our bilingual team has conducted due diligence across Costa Rica for 16+ years. We know where the risks hide in this region, and we check for all of them before any client signs anything.

Most Costa Rica property owners don't track the yearly tax calendar, which can lead to late fees, unexpected penalties and complications in the future.

Payments are due four times a year at the end of March, June, September, and December.

What many owners don't know is that property tax can also be paid in advance starting the first week of January.

Whether you live in Costa Rica full-time or own property from abroad, this obligation applies to you.

Pro Tip: Paying yearly property taxes in one transaction can help you avoid the extra banking fees that come with paying quarter by quarter, and it removes any risk of interest charges from a payment that's even a day late.

Missed payments don't disappear. They can attach to the property and surface at the worst possible moment: a future sale, title transfer, or closing that requires a clean municipal record.

Our team helps property owners across Costa Rica and the Southern Pacific region stay current on tax and compliance obligations year-round, not just at the time of purchase.

DM us OWNER and we'll help you confirm what applies to your specific situation.

The decision ⤵️

When you're buying property in Costa Rica, choosing a local attorney makes all the difference.

Local attorneys know the specific municipal offices, ASADA water processes, zoning rules, and environmental regulations that vary by region across the country. Proximity means faster processes and direct access to the institutions that handle permits, registrations, and approvals.

Our team has spent 16+ years in Uvita and Costa Rica's Southern Zone. We know the local processes, the regional regulations, and the people who make decisions here. That local knowledge protects your investment in ways a remote firm can't replicate.

🌿 Green season has officially begun, and those of us who live here year-round will tell you it's one of the best, most refreshing times to be in Costa Rica.

🏡 But if you own property here, rainy season also means staying ahead of maintenance to ensure the longevity and resale value of your home. A little prep now saves bigger headaches later.

Swipe through for a quick checklist of what to inspect before the rain picks up.

⛈️ Heavy rains expose weak spots fast. Standing water near structures can cause foundation issues. Water intrusion starts small but compounds quickly.

Overgrowth traps moisture and can cause mold or structural damage.

🌿 Send this to someone who's been talking about making the move to Costa Rica.
Costa Rica has distinct dry and rainy seasons.

Dry season (December-April) is most popular for tourists. Expect higher prices, hotter temps, and a busier pace.

Rainy season, or “green season” (May-November), is when Uvita and the Southern Zone are at their most beautiful. The landscape is vibrant, the pace is quieter, and the afternoon rain brings cooler temperatures. Green season is often the time that makes people fall in love with this area for good.

Those of us who live here will tell you that the green season is the best kept secret in Costa Rica.

If you’re considering a move to Costa Rica, be sure to visit during both dry and rainy seasons.
