Yes, foreigners can generally purchase titled property in Costa Rica without becoming residents first.

But if you want to use the property for Investor Residency, how it is registered matters.

A personal home may qualify toward the required $150,000 investment. However, the ownership and documented value must support the application. Paying $150,000 does not automatically guarantee that Immigration will accept the property at the same value.

If a corporation owns the home, Immigration will not count the house itself as real estate personally owned by you. Corporate shares may potentially qualify, but that becomes a different and more complicated application.

Beachfront concession property also follows different rules from fully titled real estate.

Costa Rica’s investor residency minimum is staying at $150,000.

The important catch is that investor residency and the old tax benefits under Law 9996 are separate matters. The official Immigration response confirms the lower residency amount, but it does not extend the previous tax exemptions for new applicants.
