Thinking about buying property in Colombia?
Most buyers focus only on the listing price and forget about closing costs, which usually add 1.5%–2.5% (sometimes close to 3%) on top of the property value in Colombia.
These are not “small notary fees”. They include notary, departmental taxes (rentas), registration tax and, for some deals, stamp tax. If you don’t plan this extra 2–3%, you can run out of funds at the notary, delay the deed and delivery, or even risk penalties and losing your deposit.
