The publication of the latest UBS Alpine Property Focus is always a good opportunity for a closer look at the real estate market in the country’s ski resorts. The last 12-18 months, and looking ahead, is an especially interesting period considering factors such as the favourable interest rate environment, global wealth relocation trends, and the safe-haven status of a Swiss Franc asset.

Chamonix is moving to virtually ban the construction of all properties that can be bought as second/holiday homes.
This comes on top of dramatic restrictions on holiday let ownership. The aim is to improve affordability and availability for local and seasonal workers in the resort.
APi has commented in this latest Telegraph article on the topic.
How will this play out? In our opinion, Lex Weber in Switzerland could well be a precedent. Which means less supply and higher prices.

In our second Interest Rates blog, we turn to Switzerland, where mortgage rates are among the lowest in the world, and expected to head lower. Switzerland may appear to be expensive for non-Swiss Franc visitors and investors, but the lower interest costs are among the many benefits of asset ownership - which includes Ski Property - in the country.

Mortgage rates in Switzerland are among the lowest in the world.

When it comes to skiing and resorts, opinions are always divided when comparing the US and the Alps. This article tackles the subject head on, and APi is delighted to contribute.

Condo-hotels, subscription services and US ski operators are all making their way across the Atlantic. But will high costs follow?

We have counted 44 interest rate cuts around the world in 2024, and it certainly feels like there are more to come. We look at how this is feeding through to mortgage rates in France for international borrowers.
Did you know that banks like lending against ski property? But with a couple of caveats…
A new blog from APi ⬇

The global interest rate cut cycle is advancing - French mortgage rates will follow.

90-100 days – that’s all we have until ski lifts in the higher altitude ski resorts start to open. But between now and then, September & October is a lovely period and one of the best times in the year to be viewing properties in the mountains.

APi is delighted to be quoted in this Times article about Chamonix. The news is that Chamonix is looking to introduce a Loi Airbnb (Airbnb Law) to mitigate the shortage and costs of housing for locals working and living in this busy dual season resort – or, perhaps it should be called Loi Anti-Airbnb.
In doing so, it will be the first mountain region to implement the policy that has been adopted elsewhere in the country.
Discussed are the possible impacts on the resort's property market.

Verbier isn’t just about the best skiing in the Swiss Alps 🇨🇭
It comes alive in the summer with a vast range of leisure, sporting and cultural activities with all the ingredients for a memorable summer holiday.

* The 4 Vallées offers mountain bikers 9 downhill, 23 enduro and 500 km of cross-country tracks. The Verbier E-bike Festival is held every August. Or there is always the Gourmet Tour and the annual Grand Raid mountain bike race, Europe’s largest, from Verbier to Grimentz, starts on 24th August.

* For mountain walkers, the region offers over 80 breathtaking walking trails to reconnect with nature. APi can recommend the ascent to Pierre Avoi, you are rewarded by panoramas of the Val de Bagnes and the Rhône Valley.

* The Mont-Fort zipline is a guaranteed adrenaline rush, from the Tortin Glacier at 3,330m over 1.4km at speeds up to 130km/h. It is the highest in the world and the longest in the Alps.

* There are musical events for all tastes: Classical and Film music festivals, Rock and Raclette, Electro and Raclette!

* You might indulge in a lesson or round of golf, cheese-making, wine-tasting, a yoga festival, paragliding, tennis, or even mushroom hunting!
