Oxford County hasn’t seen this many homes for sale in October since 2013. 👀
Here’s how fast things have shifted:
🏡 October 2021: 119 active listings
🏡 October 2024: 608 active listings
🏡 October 2026: 725 active listings
That’s more than six times the inventory we had five years ago.
And here’s the part most people miss…
📈 Buyers are still buying. Oxford County has recorded 1,299 sales so far this year, up 1.8% from 1,276 at this point in 2025.
💰 Prices are a little softer. The year-to-date average sale price is 3.9% below last year. Keep in mind, a few higher-value sales can move an average quite a bit, so your street may tell a different story.
So what does this mean for you?
🔑 Buyers: You have more choice than you’ve had in over a decade. Take your time, compare, and negotiate with confidence.
🏡 Sellers: Homes are selling. With this much competition, though, the right price and strong presentation decide who gets the offer.
The market isn’t standing still. It’s finding its balance.
Curious how many homes are competing in your price range right now? Send me a message and I’ll pull the numbers for your neighbourhood. 📊
