A buyer walks into your living room, and the first thing they see is your family on the mantel. Beautiful smiles, a lovely family. And for a moment, they're a guest in someone else's home instead of picturing their own.

That's the quiet reason I ask sellers in North East Winnipeg to put the framed photos away before the first showing. It isn't about hiding who you are. Your memories are what made this house a home. But a buyer needs room to imagine their own kids at the kitchen table, their own holidays in that front room, their own pictures on those walls.

A few small things help. Pack up the photos on the mantel, the fridge and the stairway wall. Put a plant or a neutral piece of art in their place. Keep the boxes somewhere tidy, like a closet or the garage. It also just makes sense with strangers walking through your home.

August's numbers show the market isn't one market. Detached homes averaged $439,216, down 2.5% from last year. Attached homes averaged $389,744, up 2.2%. Condos averaged $283,715, up 1.3%.

After 30 years, I can tell you a city-wide average is only a starting point. What matters is what's selling near you.
