July's market gave us a little more breathing room 🏡

More homes are available than this time last year, while sales have slowed down a bit, good news for buyers who might finally have a few more options to choose from.

That being said, prices aren't exactly taking a summer vacation 😅 Both detached homes and condos set new average price records for the month of July.

For sellers, buyers are still out there. For buyers, having a little more inventory to work with is a welcome change.

The biggest thing that's helped me? Accepting that I'm never going to remember it all. 😅 Between work, kids, life, and everything else on the go, there's just no chance.

That's why I let my calendar 🗓️ do the remembering for me. I set recurring reminders for the monthly and yearly jobs, and I like to batch seasonal tasks into one weekend.

For bigger things like furnace servicing or booking snow removal, I try to get ahead of it before everyone else is scrambling.

A simple checklist, calendar reminder📱, or even a note on the fridge can go a long way.

Don’t let the sunshine ☀️ distract you when house hunting this summer!

There are a few things that are easy to forget to check when it's beautiful outside... but your January self will definitely care.

❄️ The furnace. It's 30 degrees today, but ask how old it is and when it was last serviced.

🌧️ The grading. Summer can hide a lot. Have a look at how the yard slopes and where water will go once the snow starts melting.

🪟 The windows. Open them. Close them. Check for broken seals or windows that stick.

Summer is great for checking out the yard, the deck, and how the neighbourhood feels. Just don't forget to give the winter stuff a little love too.
