Buying a home with EIFS (synthetic stucco)? Don’t panic! 😄 It doesn’t mean the house is a problem. But it DOES mean it deserves a closer look. 🔍

Think of EIFS like a layered cake 🎂. The outside might look perfectly fine, but what matters is what’s happening underneath. If water sneaks in through:

🪟 Failed window sealants
🔧 Wall penetrations
🌧️ Poor flashing
🏠 Roof-to-wall details

🚨 This is why fire & life safety systems matter

An early-morning call came in from a client who said they couldn’t reset the fire alarm panel. Based on the information provided, it sounded like a simple reset call.

When I arrived and went to the 5th floor, something immediately didn’t seem right. There was a strong smell of something burnt, and fire extinguisher chemical was visible on the floor.

That’s when I discovered there had actually been a fire inside one of the suites.

The client hadn’t mentioned the fire because they were under the impression that the issue was simply a pull station that needed to be reset. They also weren’t aware that the heat detector inside the suite had activated the building-wide fire alarm system.

Because the fire alarm system was properly monitored, the alarm signal was transmitted to the monitoring station, which resulted in the fire department being dispatched. Firefighters arrived and extinguished the fire. Fortunately, the other occupants of the building were able to remain safe, although the affected suite sustained fire damage.

🔥 This is exactly why properly maintained fire and life safety systems matter.

A fire alarm system doesn't just make noise. When properly maintained, it can:
✅ Detect a fire
✅ Alert occupants throughout the building
✅ Transmit an alarm to a monitoring station
✅ Help initiate an emergency response
✅ Give occupants valuable time to evacuate safely

🏠 When “More Layers” Aren’t Always Better! ⚠️

🔍 During a recent property inspection, we discovered multiple layers of asphalt shingles installed over one another.

While the roof may look fine from the ground, multiple layers can hide potential issues such as:

What’s going on in this picture?

Pictured here is a utility corridor in a commercial building. Looking up at the ceiling, you can see that an active leak has caused the plaster and paint to bubble, crack, and peel. It has also caused a large puddle of standing water to form on the floor. This issue needs to be addressed immediately to prevent further damage, including serious structural problems.
