Some upsizing “rules” sound smart… until you actually live with them!

More bedrooms doesn’t always mean a better family home.

Welcome to Episode 5 of How Was I Supposed to Know That? The series where we talk about the things nobody mentions until they become YOUR problem.

When growing families start looking for their next home, bedroom count is usually high on the wish list.

“We need four bedrooms.”

But here’s what I want you to look at instead:

How will your family actually use those rooms?

Four tiny bedrooms might not work nearly as well as three generous bedrooms plus a great flex space.

Can you fit a bed AND a desk and chair?

Is there room for your kids as they get older?

Is there somewhere for homework, friends, or a little privacy?

Because you’re not buying a number on a listing.

You’re buying a home your family actually has to live in.

So don’t just count bedrooms. Think about how those spaces will work for your family today and five years from now.

Save this for your next home search, or send it to a growing family who’s planning a move. They’ll thank you later.

If you’re upsizing in South Surrey White Rock right now, here’s the MISTAKE I keep seeing.

Most families outgrowing their home assume they should hold out for the highest number, especially if they’ve recently renovated and want that money back.

What I actually see is families who price sharp sell faster, which gets them into their next home sooner, and right now that means upgrading to a home at a lower price than they’d have paid a year or two ago.

The reason it works that way is you’re on BOTH sides of the same market. Chasing top dollar on your sale can cost you the window to buy while prices are down, so the real win is in the total move, not just the sale price.

So if upsizing is on your mind for the next year, the first thing I’d have you do is get a real read on what your home is worth if priced to sell quickly, not just what similar homes are listed for.

That’s the part nobody tells you, everyone anchors to their renovation costs, the dated assessed value or their neighbor’s asking price instead of what will actually move.
