Long weekend. Somebody's going to say "let's just look at floors."

Before you go: that $1.88/sq ft sticker is about a quarter of what the job actually costs. A 1,000 sq ft main floor runs $3,700 DIY or $9,775 installed. The rest is labour, tear-out, trim and 13% HST.

Buy 10% more than you measured. And Costco isn't the expensive one, the underlay's built in.

The house was sold firm. The packing had started. That night, the homeowners went to bed thinking the stressful part was behind them.

Now imagine this.

At 2 a.m., they hear footsteps downstairs.

Someone has entered their home using the key from the lockbox.

It’s someone who had toured the property with their realtor. They’d later been given the code to take another look alone. And that same code still worked. This time they came back to rob the house!

The homeowners are upstairs. Their children are asleep down the hall.

I heard this story from a colleague and it stuck with me!

When my clients’ deal goes firm, I go back and change the code.

It’s one extra precaution I can take, and I believe it’s worth the trip.

As a dad and a homeowner, I know you’re trusting me with more than a transaction. Your family is still living there while you prepare for your next chapter.

You shouldn’t have to ask me to care about that!

I haven’t posted much about the kids this summer because, quite frankly, I’ve been busy working. 😂

It’s been one of those summers. Deals closing, new listings, buyers looking, negotiations happening and a lot of time spent running around for clients.

Which is a good problem to have.

But somewhere between the phone calls, showings and paperwork, I made sure we squeezed in some quality time with the kids too.

Because the market will always be there. They won’t always be this age.

Busy summer for Sark Realty.

Even better summer being Dad.

Now… back to school for them and back to business for me. 😂

A few days ago, my son turned 13, and it brought back so many memories of what I was like at that age.

It’s funny how, as a parent, you start to see pieces of yourself in your kids. His love for sports, competition and always wanting to get better is something I really connect with. Whether he’s playing, watching or talking about the game, he’s all in.

As his dad, I’m supposed to be the one he looks up to, but the truth is, I look up to him too.

I admire his confidence, his heart, his competitive spirit and the way he keeps pushing himself. There are lessons I try to teach him, but there are just as many things he reminds me of every day.

I’m proud of the athlete he’s becoming, but even more proud of the young man he’s becoming.

Happy 13th birthday, buddy. I love you, I’m proud of you, and I’ll always be your biggest fan. ❤️

There’s one sentence I hear all the time in real estate:“We’ll buy the cheaper one and renovate it ourselves.”

And sometimes, that absolutely makes sense.

But before you make that decision, price out the whole renovation.

Not just the kitchen.

The flooring. The bathrooms. The appliances. The lighting. The paint. The trim. The trades. The delays. The unexpected costs. And the time it takes to manage all of it.

One important note about the numbers in this post: I kept the renovation estimates on the conservative end!

Depending on the finishes you choose, the trades you hire, material costs and what you uncover along the way, recreating a renovation like this can easily cost more.

That is what makes 137 Timber Mill Ave in Whitby, worth looking at differently.

This is a true freehold end-unit townhome with 4 bedrooms and 3 bathrooms, and a long list of the expensive work has already been done.
