This journey was a powerful reminder that what is meant for you will always find its way. ✨

Huge congratulations to my clients on firming up on their forever home! While the market currently favors buyers, our path was a humbling rollercoaster:

House 1: Minutes from the water, but the seller wasn't ready to meet the market. The listing was taken down days later.

House 2: A perfect backsplit lost in a bidding war by only a few thousand.

House 3: A decent spot, but we were outbid by a significant margin.

Then came House 4. It was as if the first two homes had a baby, combining a waterfront view even more stunning than the first with the exact layout and lot they loved from the second.

Here’s the breakdown:

💰 The $1M+ Trap: The full rebate applies to new homes up to $1M. It scales down until $1.5M—after that, you get $0.

🕒 The Two-Year Clock: Applications via CRA Forms GST190/191 have strict deadlines. If you or your builder miss the window, that money is gone.
