August is consistently a slower time of year for home sales 📉 and 2026 was no different.

Durham home buyers had fewer options to choose from this year 🏠, marked by a 15% decline in new listings 📋 and 10% drop in active listings for sale compared to the same period in 2025.

However, buyers seemed to take a bit of a holiday themselves ☀️ as sales dropped by 16% year-over-year too 📊. The result was a 7.2% increase in MOI 📈 and a corresponding 4.4% decline in the average sale price 💰.

Fortunately, the absorption rate is consistent with last August ✅, as 40% of new listings were purchased.

While the Bank of Canada 🏦 takes a wait and see approach to their overnight policy rates, the ongoing trade disputes have consumers and business owners alike on the edge of their seats 😬.

Should we see tariffs negatively affect unemployment via layoffs 📉 or contribute to further inflation, we could see some action taken in the months ahead that influences the cost of borrowing for aspiring buyers 🔑.

Saying goodbye to the family home is never just a transaction. 🏡💛

It's normal to feel two things at once — relief about what's ahead, and grief for what you're leaving. Most people don't talk about that second part. You're allowed to feel both.

This house isn't just square footage. It's the mark on the doorframe, the smell of Sunday dinners, the spot where the dog used to sleep. Naming what you'll miss — out loud, to someone — actually makes the letting go easier.

You don't have to choose between honouring the past and moving forward. Before the "For Sale" sign goes up, take real time in each room. Walk it slowly. Say what you remember there. That's the piece people skip, and the piece they regret skipping.

Rituals that make goodbye feel complete:
📖 We'll put together a memory book from your listing photos, room by room, so you always have it to look back on.
🍽️ Gather the family for one last dinner in the house.
🎁 Let each person choose one item from the home to keep.

✅ What inspectors actually check: roof condition, foundation & structure, electrical panel & wiring, plumbing & water pressure, HVAC systems, windows & doors, attic insulation, and grading & drainage

❌ What can slip through the cracks: issues hidden behind walls or floors, underground problems like sewer lines or septic systems, mould that isn't visible, pest infestations, areas blocked by furniture or snow, and buried oil tanks

🔍 When it's worth calling in a specialist: sewer scopes, WETT inspections (Wood Energy Technology Transfer - think of wood stoves, fireplaces, inserts and chimneys), oil tank sweeps, well & septic inspections, and structural engineer assessments

A home inspection is one of the smartest steps in the buying process — but it's not a guarantee. Knowing the difference can save you time, money, and a whole lot of stress. 💪

🏡 Do you actually need a realtor to sell in Ontario?
Short answer: legally, no. Here's the unbiased breakdown 👇

✅ It's 100% legal to sell privately (FSBO) — you can price, market, show & negotiate yourself.

⚖️ But you'll need a real estate lawyer either way — Ontario's land registry system only lets legal pros access it. Non-negotiable, agent or not.

🔍 "Buyer beware" is the law here — but you still must disclose known hidden defects that make a home unsafe (think: buried oil tank, hidden structural issues).

💰 The upside of going private: commissions run ~5%, split between agents. On an $800K home, that's $20K-$40K back in your pocket.

📉 The tradeoff: no automatic MLS exposure (flat-fee options exist), plus you're on your own for pricing, negotiating & buyer vetting — where a lot of private sales stall.

🤷 Neither path is "wrong." It depends on your time, comfort with paperwork, and how much you value expert negotiation.

Double‑check all windows and doors, set your alarm, and use light timers to keep things looking lived‑in. If you feel comfortable, let a trusted neighbour know you’ll be away.

Prevent Water Issues 🚰🌧️
Turn off your main water valve (or at least dishwasher/washer lines), check your sump pump, and make sure eavestroughs and downspouts are clear and pointed away from your foundation.

Energy & Appliances ⚡🌬️
Unplug small appliances, adjust your thermostat to an energy‑saving setting, and empty your dishwasher and garbage to avoid odours.

Fridge & Food Prep 🧊🗑️
Clear out anything that will expire while you’re gone — produce, leftovers, open containers — and give shelves a quick wipe. Take out the kitchen garbage before you leave.
