Vancouver Home Prices Face a Market Adjustment
Vancouver’s real estate market has seen a notable shift over the past year, with home prices dropping by around 10%. Compared to their 2022 peak, values are now down approximately 20%, highlighting how much the landscape has changed since those high points. As someone who works closely with buyers and sellers across Vancouver and the Lower Mainland, I’m seeing firsthand how the market has cooled after the strong run-up we experienced previously. The current outlook suggests continued pressure on prices, as inventory levels rise, economic growth slows, and potential rate hikes create added uncertainty. For now, it looks as though prices will stay subdued rather than bounce back quickly. If you’re considering your next move, it’s important to keep a close eye on supply, local growth, and evolving financing conditions.

Canadian Homebuyers Enjoy Most Affordable Prices Since 2023
We’re seeing a shift in the Canadian housing market: from July to August, home prices slipped by 0.2%, marking the lowest point since April 2023 and a 4.2% drop from last year's high. Six out of eleven major cities, including Vancouver (down 1.6%), felt the impact. Higher financing costs and softer sales are playing a role here. As someone who works daily with buyers and sellers across Vancouver and the Lower Mainland, I keep a close eye on these changes so clients have the clearest possible picture of what’s happening in our market.

Canadian Housing Affordability Remains Stable in Many Regions
Recently, we've seen a bit of breathing room in housing affordability across Canada—Q2 brought a modest improvement as incomes rose and home prices held steady. For those of us closely watching Vancouver and Toronto, it’s encouraging to note these cities made some gains. That said, it’s a mixed picture, with certain Prairie and Atlantic markets experiencing a dip. It’s important to keep in mind that with interest rates likely to rise by 2027, costs may climb again. As someone who has helped clients buy and sell in West Vancouver, North Vancouver, Vancouver, and across the Lower Mainland, I always keep a close eye on these shifts to ensure my clients are informed and prepared for what’s ahead.

Small-Scale Infill Expands Canada's Housing Supply
As someone deeply involved in the Vancouver and Lower Mainland real estate market, I’m seeing firsthand how small-scale infill developments are shifting the landscape of our neighborhoods. While larger projects still account for most of the new construction, recent zoning changes—especially in established areas—are opening doors for more homes to be built on existing lots. We’re noticing more building activity on land that’s already been developed, with a clear trend toward increased density and fewer traditional ground-oriented homes. Policy shifts have certainly supported the rise of missing middle housing, but it’s clear that the pace and scale of these projects still depend heavily on factors like fees, approval timelines, and financing. Small-scale infill is becoming a crucial piece of the puzzle for adding ground-oriented options, though the sustainability of this growth will rely on ensuring these projects remain financially feasible. It’s an evolving story, and I’m keeping a close watch on how these changes are shaping opportunities for buyers and sellers alike.

Canada Needs Twice the Projected Homes
It’s clear that Canada’s housing supply challenge is even bigger than many realize. Recent projections from the national housing agency show that, to return to pre-pandemic affordability, we’ll need 417,000 to 469,000 new homes every year through 2036—far more than what’s currently expected from our builders. In fact, we’re facing a supply gap of 187,000 to 238,000 homes annually over the next decade, even as demand remains strong. Construction is expected to slow faster than demand, which could put our affordability goals further out of reach. Much of today’s activity is focused on projects already in progress, so bridging this gap will require a dramatic and sustained increase in new construction. For buyers and sellers across the Lower Mainland, understanding the scale of this shortage is crucial when making decisions in our ever-changing market.

Surrey, Metro Vancouver Condo Market Shows Resilience Amid Changes
The Surrey condo market is encountering some significant headwinds right now. One example: a 24-storey project with 167 units is currently paused at the 6th floor due to foreclosure, despite being under contract. There's also a 500-unit site facing a court-ordered sale, a result of soft presales, high development costs, and a noticeable rise in unsold inventory throughout Metro Vancouver. At the same time, we're seeing an uptick in rental development across the region. Having worked extensively across West Vancouver, North Vancouver, Vancouver, and the lower mainland, I keep a close watch on these shifts, as they shape the opportunities and challenges for both buyers and sellers.

Home affordability improves in most Canadian markets
In August, we saw home prices decline across most of Canada’s major cities, leading to better affordability in 10 out of 13 markets. Toronto experienced the most significant improvement, while markets like Halifax, Ottawa, and Fredericton had tougher conditions. Fixed mortgage rates edged up to 4.24%. As someone who’s worked across Vancouver, North Vancouver, and West Vancouver, I always keep an eye on trends that might shape real opportunities for buyers and sellers in our region. Staying informed about these shifts helps us navigate the changing landscape together.

Vancouver Resales Edge Up
Vancouver’s resale market just saw a meaningful shift: for the first time in nine months, resales climbed above 2,000 homes—about a 10% increase month-over-month. While prices continued to ease, the local home price index was down roughly 6% from last year, reflecting a softer market but not a dramatic drop. Economic uncertainty, especially around trade tensions, has made some buyers more cautious, yet Vancouver still posted a month-over-month resale gain in the latest data. According to one economist, the slowdown is more of a temporary pause than a major turning point, making it a market to watch closely. The outlook suggests we’ll see stabilization through 2026 and into 2027, with Vancouver’s housing trends likely shaped by the broader recovery ahead. As someone who’s marketed homes across Vancouver, West Vancouver, North Vancouver, and the Lower Mainland, I’m always tracking local shifts to help clients navigate these evolving conditions.

Vancouver Housing Stays Globally Desirable
Vancouver continues to attract attention on the world stage, coming in 24th out of 1,000 global cities for overall desirability. It’s always impressive to see our city recognized for its strong economy and exceptional pool of talent—two qualities I see reflected in the clients and communities I serve every day. However, it’s no secret that housing affordability remains a challenge here. According to a recent study, Vancouver’s median multiple sits near 11, placing us among the least affordable major markets worldwide. Many residents devote a significant portion of their income to housing, more so than in almost any other city. A local housing agency points to a supply gap and slower housing starts through 2026 as key reasons affordability improvements haven’t reached many Vancouver buyers yet. As someone who helps clients navigate these realities across Vancouver, North Vancouver, and West Vancouver, I know how important it is to stay informed about what shapes our market.
