You think you’re buying a move-in ready home… until the final walkthrough 👀🏡 then HOARDERS!

My clients bought a side-by-side duplex in St. Catharines where one unit was supposed to be delivered vacant and ready for them to move in. Instead, during the final walkthrough just hours before closing, the unit was discovered completely trashed — filled with garbage, damaged furniture, and looking more like a hoarding situation than a home.

Thankfully, because the issue was caught before closing, the lawyers were able to step in, delay closing by a day, and negotiate compensation while the seller addressed the problem.

This is exactly why final walkthroughs matter. Missing it could have meant the buyers lost all leverage once the deal closed.

Sometimes real estate deals can take unexpected turns… you really can’t make this stuff up. 🤯

Congratulations to my sellers on getting this turnkey property SOLD this week!

Smart pricing and staying in tune with the market were key to making this transaction a success. When we first listed the property, there were very few comparable sales and limited competition. Once my clients secured the home they intended to purchase, we brought this one to market.

Just 7 days later, a wave of new listings hit the market in the same price range — some with slightly more appealing features. Recognizing the shift quickly, I had a conversation with my clients and we made a strategic $15,000 price adjustment. Shortly after, we received an offer!

After some negotiation on both sides, we were also able to reduce the purchase price on their new home, helping keep everything aligned with their original budget. Now the sale is firm, their purchase is firm, and they’re moving into the next chapter exactly as planned.

In today’s market, success isn’t just about watching sold prices — it’s about paying close attention to new inventory and reacting strategically when the market shifts.
