The July real estate numbers for Southern Georgian Bay are officially in, and summer demand continues to build momentum across the region!

Following a strong June, July brought strong surge in transactions as buyers took advantage of favourable market conditions.

Here is a quick look at how the region performed overall last month: 👇

🏡 Average Sale Price: $764,736 (▼ 8.55% YOY)
🔑 Unit Sales: 259 (▲ 21.03% YOY)
📊 Sales-to-Listings Ratio: 35.67% (▲ 13.86% YOY)

The bottom line: 👇

📈 Continued buyer momentum: Unit sales surged by 21.03% compared to last July, with 259 properties changing hands.

💰 Great value points: The average sale price settled at $764,736 (down 8.55% year-over-year).

This softer pricing environment continues to provide fantastic entry points and leverage for purchasers.

⚖️ Market Balance: The monthly sales-to-listings ratio rose to 35.67%.

While properties are absorbing at a faster clip than last year, the region remains firmly in buyer’s market territory, giving purchasers ample room to negotiate.
