At this time, RE/MAX By The Bay Brokerage is pleased to share Real Estate Market Reports for the month of March 2026. Information is provided for the following areas: Wasaga Beach, Collingwood, Clearview, Blue Mountains, Meaford, Tiny Township, Penetanguishene, Midland, and Georgian Bay Township.
The provided reports are based on the available information as reported to the PropTx MLS System (using Matrix) in Ontario. Percentage differences, in particular in the smaller markets, can be skewed due to so few unit sales in the reported period, and market trends that are concluded in the larger markets, such as Collingwood and Wasaga Beach, help confirm a more accurate synopsis of the greater Southern Georgian Bay area as a whole.
General Observations:
In March 2026, there were a total of 144 residential and condominium unit sales (excluding vacant land) reported in Southern Georgian Bay (Wasaga Beach, Collingwood, Clearview, Blue Mountains, Meaford, Tiny Township, Penetanguishene, Midland, and Georgian Bay Township). The number of sold units increased by +10% from the previous year (131 Unit Sales in March 2025). And by the same comparison, the total number of residential and condominium units sold "year-to-date" increased slightly by +1.5% (391 unit sales in 2025 versus 397 unit sales in 2026).
Year to date, there is only a difference of six (6) unit sales combined at the end of the first quarter, based on the nine (9) different municipalities included in this review.
When reviewing the larger municipalities in more detail in Southern Georgian Bay, the year-to-date number of residential and condominium unit sales is up +5% in Wasaga Beach, +17% Collingwood, +10% in Blue Mountains, +8% in Tiny Township, + 11% in Midland, and +80% in Georgian Bay Township. And the number of reported unit sales is down by -39% in Meaford, -39% in Clearview, and -23% in Penetanguishene, respectively.
Real Estate Values:
Based on the 12-month average sales price of a residential unit (excluding vacant land) reported to the multiple listing service (MLS), included herewith is a summary of value fluctuations in Southern Georgian Bay in 2026 year-to-date (Q1).

Total value adjustment combined in Southern Georgian Bay (Wasaga Beach, Collingwood, Clearview, Blue Mountains, Meaford, Tiny Township, Penetanguishene, Midland, and Georgian Bay Township) is -$6,043 on average over the past 3 months.
However, it is important to mention that this is a reflection of "what" has sold, and if there is one thing that 2025 confirmed, it is that affordability in the attractive price ranges has been in demand. This naturally has its effects on the average price recorded from month to month and year to year.
Note: The 12-month average sales price removes a month from a year ago and adds the most recent month into the equation. Sales completed between April 1, 2025, and March 31, 2026, are included for the 12-month average sales price in March 2026. Movement over a longer period of time helps confirm the general direction of the market without the volatility of month-to-month inconsistencies. However, once there is more data in the 2026 year-to-date statistics, usually by the end of the first quarter, we will then review a comparison of year-to-date prices starting in April 2026 to the same year-to-date period in 2025.
How's the Market?
With increased standing inventory, the market remains a great time for buyers to make a purchase. This, along with reasonable interest rates, few competing offers, and the purchaser's ability to negotiate a fair price, terms, and conditions.
For sellers, although prices have been holding, it continues to be a challenging time for the 85% to 96% of homes that do not sell each month, and it requires added time and patience to connect with the right buyer in this market. Statistically, there is unfortunately not a buyer for every property listed for sale at the moment, particularly in above-average price ranges. This can mean fewer showings or added time between showings until the supply and demand find more balance to improve the absorption rate.
Summary:
The larger municipalities in Southern Georgian Bay have all concluded an increase in the number of reported unit sales year-to-date (2025 vs 2026). However, the majority of smaller rural municipalities concluded a decrease in the number of reported unit sales year-to-date (2025 vs 2026).
The 12-month average sales price has decreased in the majority of municipalities since the start of 2026; however, there are a couple of exceptions, including Wasaga Beach after a productive March (+1.32% over February).
