Victoria’s summer market remains active and balanced, with July sales finishing slightly below last year but above the five-year average. With plenty of inventory available, buyers have more choice — and more time to make thoughtful decisions.

July at a glance:

673 properties sold, down 1.0% from July 2025 and 6.4% from June 2026
Condo sales: 209 units (↓7.1% YoY) 🏢
Single-family homes: 331 sold (↑4.1% YoY) 🏠
Active listings: 3,847 (↓5.1% from June, ↑3.9% YoY)

💡 What does this mean?

Buyers are benefiting from more choice and less pressure, with time to compare properties, consider options and negotiate thoughtfully.

For sellers, today’s market puts an even greater emphasis on pricing, preparation and presentation. A well-maintained and beautifully presented home can make a meaningful difference when buyers have plenty of properties to choose from.

Victoria's real estate market continues to offer balanced conditions as inventory remains at its highest level in several years, giving buyers more choice and creating excellent opportunities for well-prepared sellers.

719 properties sold, down 5.5% from June 2025 but up 0.8% from May 📈
Condo sales: 182 units (↓26.9% YoY) 🏢
