Assuming a commercial lease can be an efficient way to secure business premises, but it is not as simple as taking over the keys. Existing leases often contain obligations, liabilities, and restrictions that can have significant legal and financial consequences.

Before you sign a lease assignment, make sure you understand exactly what you are agreeing to.

Our Corporate & Commercial Law team regularly advises buyers, sellers, landlords, and tenants on commercial leasing matters to help clients identify risks before they become costly problems.

After a lengthy immigration journey, the Aglubat family has officially secured their status in Canada and can finally call Victoria home.

This monumental victory was guided by their immigration lawyer, Ciara McLean, who supported them through months of grueling uncertainty. While the Humanitarian and Compassionate considerations of their Permanent Residency application were approved earlier this year, it did not grant them the immediate status needed to survive.

The real miracle arrived today, captured in the photo of Ciara handing Michael and Rennelle their official work permits. This life-changing status allows Rennelle to finally access crucial medical treatments, empowers Michael to legally work, and frees their 12-year-old son from adult worries so he can just focus on finishing grade 6 with his friends.

This success was a true community effort, and profound gratitude goes out to Elizabeth May’s office, the boy’s school, the hospital social worker, and everyone who donated time and money. Thanks to this collective kindness, this deserving family can finally breathe easy and build their future.

💡In BC real estate transactions, “subjects” are one of the most important buyer protections.

🔎Financing, inspections, title review, and strata document review can all affect whether a purchase remains financially and legally sound.

🚧Removing subjects without proper review may expose buyers to unnecessary liability.

Your minute book is more than paperwork—it’s your company’s legal backbone.

Investors, lenders, and buyers will all expect clean, complete corporate records. Missing resolutions or unclear share ownership can delay—or derail—transactions.

Keeping your records current isn’t optional under the Business Corporations Act (British Columbia).

If your minute book isn’t investor-ready, now is the time. VPC can help bring it up to standard.
