📊 July 2026 GTA Market Report

The GTA housing market continued to tighten in July, with resale home sales remaining relatively stable, down just 0.9% year-over-year, while new listings dropped 17.8%. With fewer homes entering the market, buyers are facing increased competition and reduced negotiating power.

The average selling price was $1,003,956, down 4.5% compared to July 2025, while the MLS® Home Price Index declined 4.6% year-over-year. However, on a seasonally adjusted basis, home sales increased from June and inventory continued to shrink, indicating a market that is steadily becoming more competitive.

TRREB expects improving economic conditions, including stronger employment and economic growth, to boost consumer confidence in the months ahead. If listing inventory remains limited, home prices could begin to stabilize through the fall.

Whether you're buying, selling, or simply staying informed, understanding market trends is key to making confident real estate decisions.

The first few days your home is on the market are often the most important. Pricing strategically from the start can generate stronger interest, more showings, and ultimately better offers. Overpricing may reduce buyer activity and cause your home to sit longer than expected.

Most people think the price is the deal. It’s not.

The real outcome is shaped in the conversations behind the scenes—how terms are structured, how pressure is handled, and how timing is used to your advantage.

Strong negotiation isn’t about being aggressive—it’s about being precise. Knowing when to push, when to hold, and when to reposition entirely.

A well-negotiated deal can save (or earn) tens of thousands—sometimes more.

And most people never even realize where they won or lost.

May 2026 Market Report | GTA

The GTA housing market continues to gain momentum.

May saw 6,583 sales across the GTA, marking a 6.3% increase year-over-year, while new listings declined by 18.9%, signaling a notable tightening in market conditions. As inventory continues to be absorbed and buyer activity strengthens, competition is beginning to increase across many neighbourhoods.

At the same time, pricing remains strategic. The average selling price sits at $1,069,700, down 4.6% year-over-year, giving buyers continued opportunities to negotiate while affordability remains improved compared to last spring.

What does this mean?

Buyers are returning to the market with greater confidence, supported by lower borrowing costs and more favorable pricing. However, as inventory levels continue to tighten and demand strengthens, today's opportunities may not remain available for long.

This is a market that rewards preparation, timing, and expert guidance.
