The federal government will hand first-time buyers up to $50,000. This is not a rumour. It's law. ๐๏ธ
Bill C-4 received Royal Assent on March 12, 2026. The CRA is processing claims right now. And I'd guess 8 out of 10 first-time buyers in the GTA have no idea it exists.
๐ WHAT IT IS
A full rebate of the 5% GST on a newly built or substantially renovated home, for first-time buyers.
๐ HOW MUCH
Home priced at $1,000,000 or less โ full rebate, up to $50,000
Between $1M and $1.5M โ partial, on a sliding scale (a $1.25M home gets roughly $25,000)
Above $1.5M โ nothing
๐ WHO QUALIFIES

You signed the purchase agreement on or after March 20, 2025
โ
Newly built or substantially renovated home
โ
At least 18, Canadian citizen or permanent resident
โ
It's your principal residence
โ
You haven't owned and lived in a home you owned in roughly the last four years
โ ๏ธ If you're buying with a spouse or partner, BOTH of you have to qualify as first-time buyers
๐ THE DEADLINE
Runs through December 31, 2030. Temporary program, not a permanent change.
๐ WHY THIS CHANGES THE MATH
A $50,000 rebate on a $900,000 new build is effectively a 5.5% discount. Stack it with the Ontario LTT rebate ($4,000) and the HBTC ($1,500) and you're at $55,500 before you've negotiated a single dollar on price. ๐ฐ
That's real money. And it makes new construction competitive with resale in a way it hasn't been in years โ which is a genuine strategy conversation for anyone buying in Vaughan, Woodbridge or York Region right now.
