January Market Update - As we moved from 2022 into 2023, the Greater Toronto Area (GTA) housing market unfolded as expected. The number of January sales and the overall average selling price were similar to December 2022. On a year-over-year basis, both sales and prices were down markedly, continuing to highlight the impact of higher borrowing costs on affordability over the last year.

GTA REALTORS® reported 3,100 sales through TRREB’s MLS® System in January 2023 – in line with the December 2022 result of 3,110, but down 44.6 per cent from January 2022. The average selling price for January 2023 at $1,038,668 was slightly lower than the December 2022 result and down by 16.4 per cent compared to the January 2022 average price reported before the onset of Bank of Canada interest rate hikes. The MLS® Home Price Index (HPI) Composite Benchmark was in line with the December result, but down by 14.2 per cent compared to January 2022.

Toronto - It's the eighth time in less than a year that the bank has hiked its trend-setting rate, a move that will make borrowing money more expensive. But at one-quarter of a percentage point, it's also the smallest hike since March, and thus a sign that the bank may be done with hiking rates for the next little while. The bank said as much in a statement accompanying its decision, noting that "if economic developments evolve broadly in line with outlook, [the bank] expects to hold the policy rate at its current level while it assesses the impact of the cumulative interest rate increases."

The bank also gave itself a sliver of wiggle room, however, to raise rates even more if inflation persists. "The governing council is prepared to increase the policy rate further if needed to return inflation to the 2 percent target," the bank said.

☑️Extended Deposit Structure:
When purchasing a new build home or condo, the deposits (between 15%- 20%) are typically spread out. This can extend over 18- to 24-months. Specifically, not having to put down 20% upfront allows investors and end users to save up. Or, in some cases, utilize a line of credit to even further spread out the payment deposits.

☑️No Bidding Wars:
Unlike resale homes, there are no bidding wars when purchasing a preconstruction property. Developers release a price list and buyers have the option to make a purchase based on their budget and not overpay due to competing offers.

☑️Option to Customize Finishes:
Purchasing a pre-construction property means you get the added benefit of being able to customize the property to suit your needs. Choosing features like flooring, cabinetry, lighting, plumbing, and fixtures can be extremely helpful for investors hoping to keep their costs down while making the home as durable and appealing to future tenants as possible.

One of the top reasons to invest in real estate is appreciating property values. In this regard, pre construction homes are great since they behave very similar to the futures market.
