Buying a condo? Don’t assume every building offers the same features.

One of the biggest mistakes condo buyers make is focusing only on the unit itself without paying attention to the building details that can impact their everyday lifestyle.

Things like:
• garbage chutes
• visitor parking
• owned parking spaces
• storage lockers
• concierge services
• EV charging availability
• pet rules and restrictions
• building amenities

…can vary significantly from one condo building to another.

Two condos with similar layouts and prices can offer completely different living experiences depending on what’s included, what’s restricted, and what’s available in the building.

That’s why condo due diligence matters.

Vaughan home prices are in for April 2026. Here’s what the data actually says.

Every property type is down year over year. Detached is off 15%. Condos down 15%. Even townhouses and semis are sitting 10-12% below where they were this time last year. The one exception is condo towns, which are holding flat.

Active listings in Vaughan have more than doubled since 2023. Sales haven’t kept pace. The absorption rate is sitting at 20% - that’s a buyers’ market, and it’s been that way for most of the past year.

If you’re buying in Vaughan right now, your negotiating power is real. If you’re selling, accurate pricing from day one is everything.

Here is your Vaughan condo market update for April 2026:

- 1-bed condos: $500K median sale price (up 6% from March, down 7% vs last April). Rent at $2,150.

- 2-bed condos: $614,500 median (down 4% from March, down 12% year over year). Rent at $2,650.

- 3-bed rental median: $2,975. Sale data is too thin to call this month.

The Vaughan real estate market is still soft on the buy side while rent prices seem to be stabilizing. It’s a good time to know your numbers before you move.
