How does Bill 60 amend the Residential Tenancies Act, 2006?
Key changes include shortening the time frame before a landlord can apply for an eviction for non-payment of rent from 15th-day to 7, and removing the one-month rent compensation for certain own-use evictions if 120 days' notice is given. The bill also restricts a tenant's ability to raise new issues at LTB hearings unless they pay 50% of the rent arrears. The bill removes some of the LTB's discretion to consider tenant circumstances when ruling on an eviction order; the government can now set the conditions for when the LTB can grant a "set-aside" motion, under which a tenant can pause an eviction and have a hearing.
