Falling home prices drive record 10th straight quarter of affordability gains
For the tenth consecutive quarter, we’re seeing housing affordability in the spotlight—this time with a positive twist. As home prices have edged downward, they’ve helped offset the impact of rising mortgage rates, bringing average payments to 51.1% of median income. Yet in Metro Vancouver, affordability remains a major hurdle; our city still holds its place as the least affordable in the country. Looking ahead, any further improvements will rely on steady income growth and a careful balance in price trends. In my work guiding both first-time buyers and seasoned investors through Vancouver’s unique market, I’ve seen how critical it is to approach these shifts with clear strategy and informed confidence.

B.C. Home Construction Remains Strong Amid Market Shifts
Interesting shifts happening in B.C.’s new home construction landscape this year. Single-detached home registrations have dropped to 2,517—well below the five-year average of 4,146. Multi-unit building registrations are also down to 19,994 from 22,347. Notably, Metro Vancouver leads the province in single-detached construction at 36.6%. As someone who guides clients through the ups and downs of our dynamic market, I see how these numbers reflect broader trends shaping both opportunities and challenges for buyers and sellers. Whether you’re stepping into the market for the first time or planning your next investment, understanding these shifts is key to making informed decisions.

Vancouver Housing Market Poised for Future Growth Opportunities
As someone who guides clients through the ever-changing Metro Vancouver real estate landscape, I keep a close eye on housing trends that can impact your decisions. According to the latest from CMHC, home building across our region is projected to decline through 2028, with condo construction in particular reaching historic lows. This slowdown is being driven by factors like slower population growth, economic uncertainty, higher mortgage rates, and weaker income growth. Interestingly, while new builds are expected to dip, resale activity is set to recover sooner, with prices remaining stable. Whether you’re considering your first purchase or looking to invest, understanding these shifts can help you make confident, strategic moves in our unique market.
