The Vancouver real estate market isn't as simple as “sales are down.” 👀

One number is getting a lot of attention: sales are down almost 10%.

But here's what caught my attention:

Westside house sales are up 20%.

Both numbers can be true and that's exactly why looking at the overall market alone can be misleading.

In this market update, I break down what's happening across houses, townhomes and condos, why the current slowdown is being driven largely by the condo market, and what buyers and sellers should be watching next.

I also look at the 13% line that can help us understand whether buyers or sellers have the advantage, and why waiting for interest rates to fall could eventually mean more competition.

This is the conversation I have had most often with sellers this year, and it is not a fun one.

A lot of owners were told that Bill 44 rezoning turned their property into a development site and that a builder would now pay a premium for it. It sounded reasonable. It has largely not happened.

Vancouver land value analysis from June shows land values fell despite the rezoning, and oversized lots are among the slowest things on the market right now.

The reason is simple once you say it out loud. Zoning grants permission. It does not create demand. A builder pays more for your lot only if their numbers work, and between construction costs and financing costs those numbers are failing on a lot of sites this year.

So here is my honest advice. Price the house as a house. If a developer has genuinely put a number in front of you, in writing, that is a different conversation and I would love to look at it with you. If nobody has, do not price for a buyer who has not shown up.

The number that quietly stops people from ever calling a lender.

To buy at an average Vancouver price right now, the household income required lands somewhere between $176,865 and $215,511, per Nesto with data updated in February 2026.

I want to point at the word "between." That is a forty thousand dollar spread on the same purchase price, and what moves you inside it is your rate, your term and your down payment. Two families with identical incomes can walk out of the same appointment with very different answers.

Here is what I see happen. Someone reads a number like this, decides they are not close, and never actually asks. A year later they find out they qualified the whole time, or they find out they were short by an amount they could have planned around if they had known.

Either answer is more useful than not knowing.

If you are selling right now, this is the number I would want you to have.

Days on market across Metro Vancouver, all property types, has been running near 100. Burnaby detached is around 40 days. Vancouver detached is around 33.

Those are three very different clocks, and which one applies to you depends entirely on what you own and where.

I bring this up because I have had the same conversation several times this summer. Someone is three weeks in, nothing has happened, and they have decided something is wrong. Sometimes something is. Often they are just measuring against a number that was never theirs.

Here is the practical version. If you are getting showings and no offers, that is usually a house conversation. If you are getting no showings at all, that is usually a price conversation. Two different problems, two different fixes, and only one of them costs you real money.

Two numbers came out of the July report and only one of them is making the rounds.

The detached benchmark for Greater Vancouver is $1,822,900, down 7.0 percent year over year. The all residential benchmark, which blends houses, townhomes and apartments together, is $1,088,800, down 6.2 percent.

Both of those get reported as "Vancouver." That is how a homeowner in Burnaby ends up worried about a market they are not actually in.

Here is my honest take. Averages are useful for economists and close to useless for anyone making a decision about one specific house. The benchmark is a typical home, not your home, and your street has its own answer.
