Most agents will show you the unit.
I’d rather show you the decision.

📍 SOCO by Anthem — Coquitlam

This pocket is changing quickly:
• steps to SkyTrain
• growing Koreatown
• shops, dining, daily convenience
• still early… but that window doesn’t stay open long

This is usually where buyers start looking before prices catch up.

But here’s the part most people don’t talk about:
not every presale is a good deal—and not every buyer should be buying one.

It tends to make sense if you:
• are thinking 3–5+ years ahead
• care more about location + timing than just finishes
• are okay riding out short-term ups and downs

Whether it’s your first place or a long-term hold—this is more about timing than anything else.

Real question:
👉 Would you live here, or hold it for the upside?

If you’re considering presale, send me a message.

I’ll walk you through what actually makes sense right now—and where I’d be cautious.

Big GST news for first-time home buyers! 🏡

Canada’s affordability legislation just received Royal Assent, and first-time buyers can now benefit from a GST rebate on new homes.

Key points:
• 0% GST on homes up to $1M
• Reduced GST on homes $1M–$1.5M
• Savings up to $50,000
• Applies to agreements signed March 20, 2025 – 2031

The CRA can now process rebate claims, so buyers can plan ahead and reduce upfront costs on new construction.

While this is a meaningful step, housing affordability still depends on supply, land costs, how quickly and predictably new homes can be built, and local market conditions.

For anyone watching new construction projects, this is one change worth noting!

Bill C-4, the Making Life More Affordable for Canadians Act, today received Royal Assent. This legislation brings key affordability measures into law, which will save Canadians hundreds of dollars each year.

A lot of first-time buyers start their search looking for a “forever home.”

And I completely understand why.

But in markets like Vancouver—especially North Vancouver and West Vancouver— most people don’t start with their dream home.

They start with a smart first step.

A well-located condo.
A practical space.
Something that gets them into the market without stretching too far.

Working with buyers, I often see the same pattern:

Equity > Perfection.

Your first home doesn’t have to solve the next 20 years.

Sometimes the smartest move is simply getting started.

Out of curiosity — did you think of your first home as a forever home, or more of a stepping stone?

Condos vs. Townhomes for First-Time Buyers

Condos often look like the easy win — lower price point, lower maintenance, simpler entry into the market.

Townhomes? More upfront cost — but typically more space, more autonomy, and historically stronger appreciation.

So which one is “better”?
Neither.

The right choice depends on your timeline, your tolerance for strata rules, your lifestyle, and how long you realistically plan to hold.

Buying your first property isn’t about getting the biggest place you can stretch for. It’s about choosing the right first step — one that sets you up for the second.

Short-term comfort vs. long-term leverage.
That’s the real conversation.

Some homes look good in photos.
Some homes feel different the second you walk in.

312–6085 Irmin is one of those.

A newer townhome at Kin Collection with 2 parking (EV ready), clean modern design, and a private rooftop deck that catches unreal sunset skies over Metrotown. The kind of rooftop where you lose track of time… not because you’re entertaining, but because you’re just sitting there watching the light change.

It’s already on the market — but this isn’t about hype.
It’s about that rare mix of smart layout, real outdoor space, and city energy all in one place.

If you know, you know.

The Hidden Cost First-Time Buyers Miss
“Nobody tells you this cost upfront.”

A home can look flawless… but the real story is often in the building, not the unit. In older strata buildings, future repair costs can show up as special assessments—for roofs, pipes, elevators, or major envelope work. And those bills aren’t small.

This is why reviewing strata documents matters more than staging. Depreciation reports, meeting minutes, and financials often reveal what photos never will.

Buy smart. Look beyond the surface.

Have questions about how to spot these risks before you buy? Let’s talk.

Losing a bidding war doesn’t always mean losing.

Sometimes it simply means avoiding an emotional overpay or a home that wasn’t the right fit. I’ve seen buyers miss out, only for that same property to later reveal issues or resell at a lower price.

Market pressure is real—but patience and clear thinking matter.

The right home shouldn’t feel rushed. Good decisions usually stand the test of time.

Have you ever lost a bidding war and later felt relieved?

Pre-Approval vs Pre-Qualification — one word, massive difference.

Pre-qualification is a quick estimate.
Pre-approval is verified, documented, and trusted.

That difference can decide whether your offer is considered — or ignored.

If you are planning to buy, this step is not optional. It is your foundation.

Smart preparation wins in real estate. Always.
