September sales remained near the lowest levels seen for the month in more than two decades, making the first nine months of 2026 the slowest start to a year in available data going back to 2005.

Home prices continued to decline, while weak sales and elevated supply pushed conditions further into buyers’ market territory. With buyers having plenty of choice, the market has favoured buyers since May 2025, with no clear signs of a meaningful shift in the near term.

Adding to the market uncertainty, municipal elections on October 17 and the provincial election on October 24 could have meaningful implications for public safety, government spending, housing, Indigenous rights, and other issues affecting the region.

Home sales in the Greater Vancouver Region were below the 10-year average in August, making it one of the slowest Augusts in more than 20 years. With sales still slow and buyers having plenty of choice, the market continues to favour buyers since May 2025, with no clear signs of that changing anytime soon.

“Ample selection, softening prices, and stable mortgage rates are considered favourable buying conditions, but they haven’t been enough to bring many buyers off the sidelines. While the renewed trade tensions with the U.S. are an unwelcome distraction for the market, we still believe the main drivers of this soft market are the slowdown in immigration to our region, reduced investor demand, and mortgage rates that aren’t low enough to incentivize robust buying activity,” said Andrew Lis, Greater Vancouver Realtors chief economist.

July erased much of the momentum that began to build in June, with home sales falling nearly 10% compared to the same time last year. The result was the second-slowest July in more than two decades and the weakest first seven months of a year on record since at least 2005.

For sellers, it remains a challenging market, especially as prices continue to soften across most home types. For buyers, today’s market offers opportunities that haven’t been seen in years, with many homes selling at significant discounts from recent peaks. Whether you’re buying or selling, accurate pricing and realistic expectations continue to be the key to achieving a successful outcome in today’s market.

It’s been challenging to sell anything while considering homeowners’ expectations that Vancouver prices will inevitably rise if they buy for the long term with a five-to-ten-year outlook. The past twelve months of sales have turned those expectations on their head; downtown Vancouver condo prices now reflect levels close to 2016. That’s the bad news for sellers.

On the flip side, young buyers and new buyers to the region are getting deep discounts compared to years past. It’s anyone’s guess how long current market conditions will last but if June’s latest sales numbers continue to hold, it appears we’ve reached the near bottom of the market.

June was the strongest month for home sales so far this year, but the market remains softer than normal after the slowest first half in over 20 years. With fewer new listings and inventory beginning to stabilize, the market may be starting to find its footing.

Looking ahead, major infrastructure projects and more than $200 billion in proposed LNG, pipeline, and mining investments could strengthen British Columbia’s economy, helping boost confidence among consumers, businesses, and investors.

May recorded a slight increase in benchmark pricing, but it was still the second-slowest May for home sales in the past 25 years.

Sales remain below typical levels and inventory remains high, continuing to favour buyers. While the increase in transactions may suggest that some buyers are becoming more comfortable with today’s pricing, there is not yet enough evidence to conclude that the market has reached a bottom. The market continues to reflect cautious sentiment and a high degree of price sensitivity.

Excited to share five recent transactions completed during April and May:

It’s been a busy few months despite Vancouver real estate prices reaching a 56-month low, while inventory levels remain approximately 38% above seasonal norms.

Real estate is inherently cyclical, and it’s becoming increasingly difficult to imagine the market declining much further. Both consumer and business confidence remain low, with unemployment currently sitting at 6.9%. At the same time, Metro Vancouver is navigating a historic oversupply of newly built, unsold condominiums. Estimates suggest that between 2,500 and 4,000 completed but vacant units remain in developer inventory across the region.

So why mention the challenges? Because when conditions become this difficult for developers, and units are trading below replacement cost, opportunities for buyers begin to emerge, particularly for first-time homebuyers. With Canada’s population growth target of 380,000 new permanent residents for the year 2028, today’s market may present a unique window of opportunity.
