How should foreclosure sales be considered when determining market value?

Join AIC-BC for an upcoming webinar on the "Use of Foreclosure Sales to Determine Market Value," with a focus on multi-family development land in the Lower Mainland.

For , comparable sales require more than surface-level review. Foreclosure transactions can offer useful market evidence, but each sale needs to be considered on its own facts, including purchaser motivation, relationship between parties, transaction context, and how the sale compares to typical developer behaviour.

Every appraiser remembers something they had to learn through experience.

For , technical knowledge matters, but so do judgment, mentorship, local market understanding, and the ability to ask the right questions.

Not all comparable sales tell the same story.

In today’s development land market, foreclosure sales may be part of the available market evidence, but they still require careful review.

For , the question is not only whether a sale is comparable. It is also how the transaction happened, who was involved, what motivations may have influenced the price, and how the sale reflects broader market behaviour.

AIC-BC’s upcoming webinar will explore the "Use of Foreclosure Sales to Determine Market Value", with a focus on multi-family development land in the Lower Mainland.
