Do sellers in BC have to disclose if there was a death in a house? The answer may be spookier than you thinkโฆ ๐ป
Many people would rather not live somewhere where another person passed away. But in BC, thereโs no legal requirement to mention a death or crime in the home if it did occur.
This is different from material latent defects (such as mold growth, frequent leaks, or non-code-compliant renovations), which must be disclosed because they put the buyer at risk of health, safety, or legal issues after moving in.
If you wouldnโt feel comfortable living in a home where a death happened, itโs up to you to ask the sellers, and it is best to put your question in writing. If the sellers do not answer your question, it may open the door to a misrepresentation claim.
