The MLSยฎ Home Price Index benchmark for all residential properties sits at $1,169,100, down 1.1% from last year and 0.3% from last month.

Detached home sales in February 2025 totaled 477, marking a 14.8% decline from the 560 sales recorded in February 2024. The benchmark price for a detached home is $2,006,100, showing a 1.8% increase year-over-year and remaining virtually unchanged from last month.

Apartment sales reached 976, down 10.6% from last yearโ€™s 1,092 sales, with the benchmark price at $747,500, reflecting a 2.8% drop from February 2024 and a 0.1% decrease from January.

Attached home sales totaled 359, a 10.9% decline from 403 sales last year, with the benchmark price settling at $1,087,100, down 1.2% year-over-year and 1.7% from January 2025.

The decision comes amid signs of slower-than-expected economic growth, persistent global uncertainties, and a steady inflation rate near the Bankโ€™s 2% target. Here's a breakdown of key factors:

United States: The U.S. economy remains strong with solid consumption and a robust labor market, though inflation pressures persist.
China: While exports and policy actions are supporting growth, household spending remains subdued.
Currency Movements: The Canadian dollar has depreciated against a strengthening U.S. dollar as global financial conditions ease.
