What should we do when homeowners want to sell their houses faster and for more money than usual?
In this post, we explain how to deal with unrealistic sellers and handle this situation as a professional seller agent.
1) you should explain to your clients how overpricing can be dangerous and isn’t just a simple pricing strategy.
Not only will a buyer refuse to tour an overpriced home, but they may not even see the listing.
That’s because buyers can search for homes by price.
2) you have another option if the seller doesn’t budge on the price.
Include price reduction in your listing agreement.
You can go with the seller’s price initially, but if the house doesn’t sell within a specific time frame ( follow the 10-days rule ), cut the asking price.
3) come with the facts.
Many home sellers might get emotional when it comes to selling their houses.
This might be the reason why they think their home should be listed at a specific price.
So, all you got to do is explain in detail why you've landed on this particular price and why changing it could endanger the sales of the property.
