The Durham Region International Film Festival runs October 22 to 24:

September's GTA numbers are out, and they tell a pretty clear story 📊

Buyers are waiting. Sellers are holding back. And everybody's watching the same thing 👀

Here's what TRREB just reported for September:

🏠 5,040 homes sold — down 9% from last year
📉 Average price $1,006,409 — down 5.1% from last year
📋 New listings down 14.4% — sellers are sitting tight too

So what's really happening? It's not a crash. It's a pause ⏸️

TRREB's own take: there's "substantial pent-up demand" out there — plenty of people fully intend to buy in the months ahead. They're just waiting to feel confident about two things: their job, and where borrowing costs are headed 💼

Translation: the buyers haven't disappeared. They're on the sidelines, watching 👀

And here's what I tell my clients — markets like this reward the prepared, not the perfect timers 🎯

If you're financially ready with stable income and a plan to hold long-term, this is a negotiating market, not a scary one 💪
