Despite the Bank of Canada rate cut last month, many buyers held off on their home purchase decisions. Home sales were lower than last year's. However, the housing market is currently well-supplied, which gives buyers more negotiating power.

Here's what happened in June:
➡️ 6,213 homes were sold, representing a 16.4% decline compared to June last year.
➡️ New listings continue to rise by 12.3% year-over-year, totalling 17,964, giving buyers more options and better negotiating power.
➡️ The average selling price was $1,162,167, showing just a slight decrease of 1.6% from June 2023

Market Outlook:
➡️ The Bank of Canada's recent interest rate cut offered preliminary relief to homeowners and prospective homebuyers. However, June's sales indicate that a single rate reduction is insufficient to motivate buyers to re-enter the market.
➡️ The housing market currently has a high level of supply. As sales increase in response to lower borrowing costs, the existing inventory will play a crucial role in preventing a rapid escalation in property prices.
