What a beautiful day! I can almost see my entire back lawn as most of the old snow has melted. All of you homeowners know what that means- almost time to get out there and clean up a long winter's old mess! With Easter weekend kicking off that also kick starts the spring housing market. Lots of signs will be going up in the next week or two. Even if you are not in Real Estate you have likely heard the constant references to Toronto's HOT market. If you already own, that is great news for you. If you are holding off but hoping to dive into the market, scary times for sure. My best advise, visit your bank or a mortgage broker to get your financial "ducks" in line. Ask your friends and family for Real Estate agent referrals. Meet a couple but don't get too caught up over brokerage name games. Personality should be top of mind when picking an agent to work with you in finding homes to see. Remember, the search may take weeks, even months before you find that place to call a HOME. You could be working together for a while, so a good, candid rapport is essential. Mutual respect rules the day. No one wants to work with someone that they really don't connect with. Yes the agent is ultimately working for you but don't things always run smoother in life when people in relationships just go well together? You and your Real Estate Agent- it is a relationship after all. Have a Great Easter Weekend to all of my friends, family and clients.

Since I just closed a condo deal last Friday, it is no surprise that I have condos on the brain. These clients saw approximately a dozen units all with widely ranging monthly condo fees. This naturally led to the age old question- "So what exactly do these fees cover?" Terms like common use and special assessment tend to make people nervous. For those of you deep into home ownership you likely already realize that the expenses are ongoing. Will this be the year to do the roof, replace the furnace or just paint the main floor areas? Since is is likely the largest investment you will ever make, you sure need to maintain it. Condo ownership is no different. While you maintain and repair the inside of your unit you also pay money to the Condo Management company to maintain it.
