What is the Langley School Board talking about right now? 🏫

I read through the September 22 meeting notes and wrote a simple summary, so you don’t have to. Swipe for the highlights:

→ Two new schools are being built in the Smith neighbourhood
→ Space for about 2,800 students between them
→ Older schools are getting repairs too

Are you flipping kidding me, in this economy? 🏠

Since January 2025, BC takes 20% of the profit if you sell a home within a year of buying it. The rate phases out to zero by year two.

Here’s what I see on the ground as a realtor: the people who buy tired homes and turn them into move-in-ready ones for first-time buyers are stepping back. And every one of those renovations keeps painters, flooring crews, electricians and landscapers busy.

Listings are at a 30-year high. Sales are at a 20-year low.

Since 2007, over 250,000 new homes have been built from Vancouver to Abbotsford. Monthly sales are still about 40% below 2006/2007 levels.

So the problem was never a lack of homes. It’s price against income, a smaller buyer pool, and buyers waiting for prices to settle.

JUST SOLD 🎊

Massive congratulations to our client, PL on securing his beautiful new home.

This one was a court-ordered sale, and I want to be upfront about that because it doesn’t mean what people assume it means. Sometimes a sale just needs the court’s help to move forward. It’s a process, not a red flag. We went in, we bid, and we came out the successful bidder.

Looking forward to watching PL plant some new roots very soon. Well deserved, congratulations again.
