International & Out-of-Province Students: Heading to a BC college or university? If you need to submit official high school transcripts, degrees, or IDs, a BC Notary can quickly provide Certified True Copies that institutions trust.

Moving can be stressful —but it should be exciting! 🏠✨

We’ve seen it before: buyers waiting on the street with their moving trucks because the contract said "possession upon registration" instead of specifying a guaranteed move-in time. Or disappointed sellers who agreed to a Friday Completion Date without realizing that moving money often takes an extra business day, which means their money won’t arrive until Monday.

Don’t get caught in a "Same Day Completion" trap! 🛑

If you are selling your current home to buy a new one, scheduling both completions for the same day is a recipe for stress… and potential lawsuits! Since money moves "the old-fashioned way" via cheques and couriers, you often won’t have your sale proceeds until the next business day.

Pro-Tip: Always set your sale completion at least one day before your purchase completion to avoid the potential for a breach of contract.

You’ve signed the purchase contract—now, when do you actually get the keys? 🔑 Understanding the difference between Completion, Possession, and Adjustment dates is the key to a stress-free move.

The Completion Date is when your notary legally registers your ownership at the Land Title Office, while the Possession Date is when you finally get to walk through the front door. The Adjustment Date is when you become financially responsible for your new property.

If you’re selling and buying, lining up Completion Dates properly is critical so that your legal team has time to move money in accordance with your contracts. A prudent property owner will also ensure their sale contract and purchase contract Possession Dates overlap so that they can move without being rushed.
