Saturdays are for Real Estate Investors.

Because portfolios aren’t built overnight. They’re built one weekend, one decision, and one opportunity at a time.

Today’s commercial real estate market has created a window many haven’t seen in years. Pricing pressure, changing expectations, motivated sellers, creative financing, and new inventory are creating opportunities for everyone — from first-time commercial buyers to seasoned investors looking to expand their portfolios.

Some will wait for headlines to tell them it’s safe.

Others will recognize that portfolios are often built during periods of uncertainty.

Because building wealth through commercial real estate doesn’t happen overnight. It happens Saturday to Saturday. One property. One decision. One move at a time.

Now picture this:

Five years from now, it’s a quiet Saturday morning. You’re sitting at your favourite vacation property, coffee in hand, enjoying the lifestyle you once planned for. Not wondering whether you should have invested in 2026 — but appreciating that you did.

The decisions you make today can create the freedom you enjoy tomorrow.

Move now. Relax later.

Thinking about your first commercial investment or adding another asset to your portfolio? Reach out to me. I’m always happy to talk strategy, opportunities, and where today’s market may create advantages for tomorrow.

Another Stratford hospitality landmark is ready for its next chapter.

Across Ontario, a noticeable shift is happening. More restaurant and hospitality businesses are coming to market as operators navigate rising costs, labour pressures, ownership transitions and changing consumer habits.

But periods of transition often create opportunity.

At 34 Brunswick Street, Stratford, this is much more than a restaurant sale. This is a rare opportunity to acquire a fully built hospitality asset in one of Ontario's most established tourism and dining destinations.

Two professionally designed restaurant concepts under one roof. Multiple bars and patios. Chef-driven theatre. Approx. 210 licensed seats. Years of planning, design and infrastructure already completed.

In today's environment, construction costs, permit delays and build-out risk can become major barriers to entry. Opportunities like this allow buyers to step directly into a sophisticated hospitality platform that would be difficult and expensive to recreate today.

Stratford continues to benefit from tourism, theatre traffic, destination dining and a vibrant downtown core. The next great hospitality success story may already be built — it may simply be waiting for its next operator or owner.

Who do you think writes the next chapter?

NEW PRICE | DOWNTOWN STRATFORD LANDMARK OPPORTUNITY

Now offered at an improved price of $1,077,000.

Opportunities like this rarely come available in the heart of Stratford’s historic downtown core. Positioned directly in Market Square, this iconic mixed-use property combines timeless architecture with meaningful infrastructure upgrades and exceptional future potential.

Originally known as The Herald Building, this landmark property offers expansive commercial space with exposed brick, decorative tin ceilings, hardwood flooring, and flexible C3 zoning suitable for a wide range of commercial uses.

The renovated lower level provides a rare downtown advantage with walk-out access, an oversized garage door, commercial-grade services, and operational flexibility that is increasingly difficult to find in heritage properties.

With nearly 3,000 sq. ft. on the upper floors and significant redevelopment potential, the possibilities include residential conversion, live-work concepts, studio space, boutique hospitality, or long-term income generation.

Historic character. Modern capability. New price.

This incredible building has meant so much to so many people over the years. It has been a gathering place, a celebration venue, a dining destination, and part of countless memories for Stratford residents and visitors alike.

Today, another chapter begins.

Following over a year of active market exposure, this iconic Stratford landmark is officially SOLD and moves forward under new ownership and a new vision.

Located at 95 Waterloo Street, this remarkable property has been part of our community for more than 150 years. Originally constructed in 1873–1874 as Christ’s Church Congregational, it later became Mackenzie Memorial Gospel Church before entering a new era in 1975, when it was transformed into The Church Restaurant — eventually becoming Revival House and one of Stratford’s most recognizable dining and event destinations.

Many know it as Revival House. Others remember The Church Restaurant & Belfry. Some remember its church roots. Every generation seems to have its own connection to this special corner of Waterloo and Brunswick.

Historic buildings like this are never truly owned — they are shepherded. They are cared for, protected, and carried forward for future generations.

I want to thank the past owners, operators, and stewards who helped preserve and shape this landmark over the years. To the new ownership, I wish you every success as you begin writing the next chapter.

I’m especially thankful to my clients who trusted my commitment throughout this process and believed in finding the right outcome for such an iconic property.

Excited to see what comes next.

Canadians Are Going Back to the Office

Across Canada, major banks, government departments, and professional industries are increasingly shifting toward stronger in-office expectations. While workplace policies may seem like an HR discussion on the surface, the ripple effects reach much further — including real estate.

For the past several years, remote and hybrid work changed where Canadians chose to live. Many buyers moved farther from major employment centres, prioritized lifestyle, sought larger homes, and embraced communities that offered more space and value.

As office attendance increases, buyer behaviour may begin shifting again. Commute times, proximity to employment centres, transportation access, and convenience may become increasingly important factors in housing decisions.

For communities like Stratford, this creates an interesting dynamic. Stratford has benefited from offering lifestyle, community, and affordability within reach of larger centres such as Kitchener-Waterloo and London. Hybrid work may continue supporting markets like ours, but buyer priorities could gradually evolve from “work anywhere” toward “live within reach.”

Real estate has always followed people, movement, and economic activity. The return-to-office conversation may become one of the most interesting factors influencing Canadian housing trends moving forward.

What do you think? Will Canadians continue prioritizing lifestyle and flexibility — or will proximity to work start shaping housing decisions again?
