When negotiating mortgage terms be sure you understand all the extras the lender might charge under their commitment at closing and at the time of discharge.

Had a lender recently charge an Annual Maintenance Payment on discharge, essentially a monthly fee for the entire term of the mortgage due on renewal or discharge even at the end of the term. This was on top of the actual discharge fees.
