A lot of buyers hear “bank sale” and assume they’re getting a deal… but in Canadian real estate, these listings are usually high-risk for most buyers, not high-reward.

Even though we’re seeing more power-of-sale properties in the Niagara real estate market, that doesn’t make them better buys. Bank sales are sold as-is, the bank still prices them close to market value, and the original owner can redeem before closing — which adds a level of unpredictability most buyers just can’t take on.

There is a buyer who can handle that kind of risk, but it’s a very specific situation and not the typical move-up or first-time buyer.

Where I’ve actually been seeing stronger opportunities in Niagara homes is with estate sales — well-kept properties with good bones, realistic pricing, and far less uncertainty.
