Buyers!!! I’ve had quite a few buyers interested in new construction tell me they’re “waiting until spring” — which is 100% okay! But keep in mind that some new construction available now is already building into spring. The first thing I tell them is that new builds can have a few more moving parts than resale when it comes to construction, possession dates and incentive timelines.
The Secondary Suite Incentive can cover 35% of eligible costs to build a secondary suite, up to $35,000. If this is something you’re hoping to take advantage of, be aware of the SSI deadlines. There are deadlines for when eligible costs for the suite need to be incurred. This doesn’t necessarily mean you need to take possession by that date, but it DOES mean you shouldn’t wait until the last minute to purchase a new build if the SSI is part of your plan.
Your REALTOR® should recognize when those “target” possession dates are getting close to the SSI deadline and protect you by making sure the timing is considered and appropriately addressed in your contract. 🤓
This also applies to resale homes — make sure you leave yourself enough time to incur those eligible costs for the suite! 🔨
