Randy Singler was born and raised in Saskatoon, grew up playing sports and being actively involved around the community. Randy has been a Real Estate Agent for over 9 years, and has won numerous awards for being one of Saskatoon’s top producing agents. Sherri Singler is a Saskatchewan-born professional curler and grew up on a farm just outside of Saskatoon, in a little town called Harris, where her parents still actively farm grain. Sherri is an incredible person to work with, and she excels at helping families and couples sell or buy a home. She is licensed for residential and farm properties – and has been successfully selling & helping find properties alongside her husband Randy Singler. Before real estate, Randy spent 19 years troubleshooting residential and commercial heating and cooling with the University of Saskatchewan and owned a local Home Inspection company. Sherri curled competitively with Saskatchewan’s Team Stefanie Lawton, and has been to three Olympic Curling Trials, and three National Scotties Tournament of Hearts, and won the 2008, 2010 & 2012 Canada Cup of Curling. This year she is joining three established curlers for the 2017-2018 season as Team Holland. A lot of sellers think a hard clean the night before a showing is enough. It usually isn’t. Buyers notice the difference between a home that was scrubbed once and a home that has been kept up over time.

I see it in the small spots. Grout lines. Dust sitting in corners. Baseboards behind furniture. The edges around toilets and tubs. Those details tell buyers whether maintenance is routine or rushed.

My advice is simple. Start earlier. Clean like the showing is three weeks away, not tomorrow. If the grout is stained, deal with it. If dust has built up in the corners, that means the cleaning schedule needs work, not just one big push. Consistent upkeep reads better than a last-minute shine.

A lot of people hear “95% leased” and assume the office market is in great shape. I look closer than that. Lease rate and actual occupancy are not the same stat.

A building can show 95% leased on paper and still have a lot of dark windows because those tenants signed long deals years ago and aren’t using all the space now. That matters. If I’m looking at office market stats, I want both numbers. Leased space tells me what’s under contract. Occupied space tells me what’s really being used today.

“$430 per square foot tells me what any home should cost.” I don’t treat that as the first or only number I check, because a province-wide average is too broad to price one listing properly.

I use price per square foot as a starting point, then I narrow it by the home’s size, age, condition, layout, and the homes it actually competes with. That province average helps with context, but it does not reliably tell me whether one specific listing is priced right.

What do I do before our first real estate conversation?

I try to figure out what already won’t fit. That matters more than most people think. A lot of service gets built after someone says yes. I’d rather do the work earlier.

My habit is simple: before I talk price, timing, or listings, I’m listening for the hard limits. Budget that can’t stretch. Move dates that can’t slide. Features that sound nice but don’t actually matter. Deal-breakers that will waste time if I miss them.

That helps me give clearer advice from the start, and it helps people feel understood instead of sold to.

What makes one service proposal stand out from another?

Usually it’s not the price first. It’s whether I can tell the person has already done the work to understand the actual situation. A generic estimate is easy to spot. It covers the basics, but it doesn’t show much thought.

When I offer my services, I try to send something more useful than a standard sheet. I put my notes in writing, outline the specific priorities I see, and flag the decisions that are likely to matter most. That way, before we even sit down, there’s already something concrete to react to.

I think that saves time, and it shows how I work.

A lot of sellers put all their energy into the living room. Fair. But I check the front window from the driveway first, because buyers do too, even before they ring the bell.

That glass can show the wrong stuff fast. Mess by the entry. A dark hallway. Blinds hanging crooked. Even clutter bouncing back from inside.

Before showings, I tell sellers to walk out to the driveway and look at the window, not the door. See what reflects back. Turn on the front entry light. Straighten the blinds. Clear anything piled near the entrance. Clean the glass.

Small fix. Big difference. The first thing buyers notice usually happens before anyone steps inside.

What’s one number I check when I’m looking at a neighborhood? Turnover. If about 1 in 10 homes changes hands in a year, that’s usually healthy. Much higher than that, I slow down and ask why. I notice it fast when I see three For Sale signs on one short block and two moving trucks in the same week.

A lot of people think the big maintenance clues are inside. I look at the gutters fast, because they give away a lot. If a section looks flat, or worse, pitched away from the downspout, that water is hanging around where it shouldn’t. That’s how fascia rot, foundation issues, and sneaky stains start.

My quick check is simple: I follow the run with my eye and make sure it’s actually falling toward the downspout, not away from it. If the gutters are wrong, I start wondering what else got ignored. Ever check that when you’re outside a house?
