Saskatoon Real Estate Market Update — Week of September 21–27, 2026

📊 Latest weekly numbers

Weekly MLS® tracking based on Saskatoon sold listings; this is not the official monthly SRA release.

* 105 properties sold, up from 79 the previous week.
* Average sale price: $431,236
* 66 detached homes sold, averaging $498,357
* 17 row/townhomes sold.
* 18 apartment-style condos sold.
* 30.8 average days on market
* 98.1% average sale-to-list price ratio
* 23 of 105 properties (21.9%) sold above asking price.

🏠 Inventory & supply

The latest broader weekly tracking continues to show more choice for buyers than earlier in the year, although the market remains active. The previous week recorded 93 sales, 189 new listings and 941 active listings, compared with 904 active listings at the same time last year.

The most recent official monthly benchmark remains the August SRA data:

* 446 sales
* 730 new listings, +12.3% YoY
* 965 available residential units at month-end
* $444,700 benchmark price, +2.8% YoY
* $463,480 average sale price, +2% YoY
* 1.63 months of supply heading into September.

📈 What I’m watching

For buyers: This is a noticeably better environment than the ultra-tight market earlier in 2026. There are more choices, and 72 of the 105 properties last week sold below asking, suggesting negotiating opportunities on properties that aren’t attracting immediate competition.

For sellers: Don’t mistake increased inventory for weak demand. 23 homes still sold above asking last week, and the average sale-to-list ratio remained above 98%. Proper pricing and presentation are critical.

📰 Local market news / takeaway

The bigger story right now is balance. Sales rebounded strongly from the previous week’s 79 to 105, while August’s official data showed listings growing substantially faster than sales. Saskatoon hasn’t suddenly become a buyer’s market, but buyers have gained leverage compared with the spring and early summer.

One interesting pocket of activity: Brighton led Saskatoon with 11 sales last week, followed by Stonebridge with 9.

Bottom line: 🟢 Active market, improving buyer choice, but still strong demand for well-

Saskatoon Real Estate Market Update — Week of September 15–21, 2026

Official monthly statistics

The latest official monthly data available is for August 2026.

* 446 residential sales, down about 1% year over year, but roughly 7% above the 10-year average.
* 730 new listings, up 12.3% year over year.
* 965 residential units available at month-end; 239 were conditionally sold, leaving approximately 726 active listings.
* 1.63 months of supply heading into September.
* Benchmark price: $444,700, down from $447,600 in July, but up 2.8% year over year.
* Average sale price: $463,480, up approximately 2% year over year.

Local MLS® tracking; not an official monthly SRA release.

For September 15–21:

* 79 residential sales, down from 100 the previous week.
* Average sale price: $480,583.
* Average days on market: 29.
* List-to-sale ratio: 99.4%.
* Detached homes represented about 72% of sales, averaging $544,071.
* Delayed-offer listings continued to attract competition, with some selling above asking.

For context, the prior week, September 10–16, recorded 93 sales, 189 new listings, and 941 active listings, compared with 904 active listings at the same time last year.

Buyer and seller takeaway

Buyers: Inventory is higher than last year, giving you more choice, but well-priced homes—especially detached properties—can still attract multiple offers.

Sellers: Demand remains healthy, but the market is more balanced than earlier this year. Accurate pricing and strong presentation are increasingly important.

Market read

Saskatoon remains active and slightly seller-leaning, but additional listings are creating better balance. The recent jump in average price appears partly driven by a larger share of higher-priced detached-home sales, so it should not be interpreted as a sudden citywide price surge.
